Who sells to whom in suburbs? Home price inflation and the dynamics of sellers and buyers in the metropolitan region of Paris, 1996-2012

Abstract

In a context of almost constant price appreciation during the last two decades in the greater Paris Region (Ile de France), this paper aims at presenting spatial analysis of social change as observed in transactions and seller-buyers pairs. Using smoothing techniques and multivariate analysis, the paper presents a spatial analysis of property-level data from the Paris Chamber of Notaries (1996-2012) in a GIS (206,126 transactions in suburban areas, single family homes only). By the means of a multivariate analysis, local trajectories of social and occupational status of seller and buyer pairs in properties are compared between 1996 and 2012. Because of the size and the relative fuzziness of neighborhood boundaries, the paper adopts a research design considering ad-hoc small areas best fitting suburban neighborhoods, constructed by the means of a spatial interpolation model, and relying on a grid smaller than the municipal boundaries, in order to analyse price change and social change.
